Costs
The extra 13–15% on top.
Every Spanish purchase carries fees and taxes on top of the sticker price. Here's how to budget the real number.
↳ At a glance
What you pay, on top of the price.
For a new-build on the coast, budget around 13–14% in fees and taxes on top of the purchase price. On a resale, the number lands closer to 12–13%. Mortgage costs, if any, are extra.
| Item | Amount | Note |
|---|---|---|
| VAT (IVA) on new-build | 10% | Paid to the developer, on the purchase price. |
| Stamp duty (AJD) | 1.2–1.5% | Varies by autonomous region. |
| Transfer tax (ITP) | 6–10% | Only on resales — instead of VAT, not in addition. |
| Notary | ≈ 0.5% | Public official who witnesses the escritura. |
| Land registry | ≈ 0.3% | Registers the title in your name. |
| Lawyer | ≈ 1% + VAT | Independent buyer's lawyer. Non-negotiable in our view. |
| Mortgage costs | ≈ 1–2% | Only if you finance — includes valuation and bank fees. |
↳ Worked example
A €300,000 new-build on Costa Blanca.
- VAT (10%): €30,000
- Stamp duty (1.5%): €4,500
- Notary & registry: ≈ €2,400
- Lawyer (1% + VAT): ≈ €3,600
- Total to complete: ≈ €340,500
