How to buy a home in Spain.
The Spanish process feels different from Norway — but with the right advisor beside you, every step is straightforward.
The good life in Spain
More than 300 days of sun, a mild climate, wide beaches and a slower daily rhythm — for many buyers a home on the Spanish coast becomes a holiday base, a place to retire, and an investment in one.
Prices remain modest compared to Northern Europe, and demand on the Mediterranean coast is strong. The right home, chosen well, keeps its value and pays a return in life quality long before it pays one in euros.
Your guide to a safe purchase
Buying in Spain differs from buying at home. There are more parties involved — developer, lawyer, notary, tax office, bank — and the paperwork is in Spanish. With LoveSpain you get a Norwegian-speaking advisor who runs the process end-to-end.
Planning
Decide where in Spain, what type of home, and your budget. We help you shortlist regions and projects that match.
Viewing tour
Three days on the ground with your advisor. Visit projects, walk the neighbourhoods, meet the developers.
Reservation
A refundable reservation (typically €6,000–€10,000) takes the unit off the market while your lawyer runs due diligence.
NIE & bank account
Your lawyer arranges your Spanish tax number (NIE) and a local account for the transfers ahead.
Private contract
Signed 30–45 days in, with the first developer payment (usually 20–30%) and a bank guarantee for every euro paid.
Stage payments
Milestone payments across the build, all backed by the developer's bank guarantee — your money is protected.
Handover at the notary
Final balance, keys, and the escritura registered in your name. Utilities and community fees transferred over.
Aftercare
Furniture, rental partners, tax filing, snagging — we stay on your side long after handover.
Only bonded developers.
LoveSpain works exclusively with developers who provide individual bank guarantees on stage payments, licensed lawyers, and full compliance with the Spanish "Ley 20/2015" — the law protecting off-plan buyers. That is non-negotiable for us.
